Mechanical, Electrical, Plumbing, Fire Protection (MEPF) Video

Objective: 

Elite CAD Design was enlisted by EW Howell Construction Group to provide comprehensive Pre-Construction Coordination Management and Laser Scanning & Existing Conditions modeling for a new, state-of-the-art 50,000 SF radiology facility. The project required a meticulous approach to integrate multiple trade models, resolve spatial constructability conflicts proactively, and create a precise digital twin of the existing structure to ensure a seamless design, coordination, and construction process. 

The Challenge: 

• Complex Coordination: Managing and integrating 3D models from numerous subcontractors into a single unified, clash-free source of truth. 

• Tight Timelines: Ensuring weekly coordination meeting cycles keep the construction schedule on track, requiring rigorous scheduling and proactive follow-up. 

• Accuracy of Existing Conditions: Capturing the precise "as-is" state of the 50,000 SF interior to inform the new design and MEP systems installations, avoiding costly field changes. 

Our Solutions:

Elite CAD Design implemented a structured, multi-phase workflow to mitigate project risk and provide EW Howell with early actionable information for proactive decision-making. At the onset of the project, Elite established the project's digital backbone, which included the creation of a BIM execution guideline, configuration of the model host platform, assembly, upload, and sharing of access to the project Navisworks BIM Coordination Model and ensuring that all stakeholders had connectivity and communications established.

We offer:

• Proactive Clash Detection: The Elite team led weekly coordination meetings, generating and distributing pre-meeting clash reports to identify conflicts early, and generating meeting recap notes that specifically detailed the newly assigned set of subcontractor coordination responsibilities for the next week. Elite maintained a continuous feedback loop, issuing weekly progress reports to EW Howell that highlighted subcontractor compliance and predicted timelines for resolving major issues.  

• Reality Capture & Digital Twin: We conducted a comprehensive laser scan of the 50,000 SF interior, producing a registered point cloud dataset, an accurate floor topography, and an explorable 3D virtual walkthrough. 

• Existing Conditions Model Creation: Using the point cloud data, Elite developed an LOD 300 Revit model of the existing architectural and structural conditions, which included any visible existing MEPF systems. This model served as an accurate baseline for all construction coordination. 

Results & Value Delivered: 

• Enhanced Collaboration: A single, federated Navisworks model that was informed by reality became the central source of truth for all stakeholders, drastically improving communication. 

• Risk Mitigation: Proactive clash detection and weekly reporting identified conflicts before they reached the field, minimizing rework, saving costs, and protecting the project schedule. 

• Informed Decision-Making: The precise existing conditions model that was derived from the point cloud laser scanning data empowered the construction management, design, engineering, coordination, and construction teams to plan with confidence, ensuring new systems fit perfectly within the existing structure. 

• Streamlined Process: Clear protocols for model hand-ins, clash resolution, and final sign-off (via locked NWD files and PDF drawings) created a predictable and efficient workflow for EW Howell.
